Potential Costly Home Flaws To Watch Out For

If you're in the market for a new home, you don't want to make the mistake of purchasing a home without knowing a few things that could prove costly once the home is yours.

Home inspections are one of the most important processes you'll go through. From the foundation, to finding out about the wiring and plumbing, you need to know what to ask and how to figure out what might be needed before purchasing your home.
 

Building Sites
First of all, you need to know what sorts of restrictions, if any, can be made on your land. Some neighborhoods have very strict laws and some cities have their share as well. Find out your building site restrictions and/or codes. This can also pertain to landscaping, etc.

Foundation
One of the most important aspects of any home is its foundation. What is it built on? Ask about the footings and walls. Look for cracks in the foundation. Be conscious of the fact that paint and some cosmetic work might have been done to hide the truth about the foundation.

Building Structure
What is the house made of? Wood, masonry, other? What about termites? Inspect the floors, the ceilings, and walls. Check the doors and windows.

Roofs
Find out, if possible, when the roof was put on. Is it in good shape? Have there been any leaks or repairs? Hail damage? Are there skylights? What sort of shape is the chimney in? Does the fireplace work? Are there any trees located too close to the roof or house?

Interior & Exterior Finishes
Is there siding? What kind? What are your walls made of? Is there proper insulation? Be sure to inspect the trim, the built-ins, the facings, etc.

Pests and Other Nuisances
Besides termites, does the house have other issues with bugs? What kind and why? Is there decay, mold, moisture or some other issue attracting bugs? Be sure to inspect the house for pests and rot, and if needed, have a radon test done.

Electrical System
Be sure to have a professional check all the wiring and fixtures. Is there any chance of a fire hazard? Know where the fuse box is and how to work it.

Heating, Ventilation, and Air Conditioning
What sort of system is in place? Are they all connected into one special unit? When was it put into place? Do any filters need changing? Find out all you can about the HVAC unit.

Plumbing System
Your hot water system, indirect water heating, and all bathroom, kitchen and other facilities that have plumbing need a thorough inspection. Find out what kind of piping exists throughout the house and when it was put into place.

Check with your Realtor and find out what the basic inspections include and be sure to ask for other inspections (which you may have to pay additional for) if you feel something more is needed.

Buying a home is an exciting step for a new homeowner and you can save yourself a big headache by being prepared, asking a lot of questions and knowing that it's your right as a potential home owner to get to know the house inside and out.
